Specialization and focus are the keys to being the best.
In response to many requests, Payne & Payne began serving clients with renovations and additions in the late 2000’s, complimenting and building upon their well-known custom home brand.
Entering the new segment of the industry was eye opening. While the new home and renovations industries have a lot in common, there are also a lot of unique aspects to each, requiring different processes, organizational methods, and even specific supplier and trade partners.
In 2017, David Payne, along with partner Dean Tompkins, recognized and seized the opportunity to better serve the remodeling industry by separating the new home and renovations/ additions divisions to better enable a specific focus on each.
The result was the formation of Payne & Tompkins Design-Renovations.
Payne & Tompkins quickly established themselves as Northeast Ohio’s premier design-build renovations and addition company. With a team of the area’s best designers, Payne & Tompkins provides their clients Full Design-Build Expertise- from initial concept and design to construction and finishing touches.
David Payne states, “At Payne & Tompkins, we believe that everyone deserves a space that reflects their unique style and meets their needs. We take the time to understand your lifestyle, pain points, concerns, preferences, and investment to create a space that truly feels like yours.”
The Payne & Tompkins method to their design- build process is as carefully crafted as their projects. Each project has dedicated architects, designers, and project managers to ensure a seamless and cohesive experience and ideal outcome. The benefits of having the design and construction teams under one roof have been proven time and time again, and cannot be overstated.
If you are considering a remodeling, renovations, or addition project, Payne & Tompkins offers a complimentary consultation. This provides a no-risk and no-commitment opportunity to learn more about their team and process, and ensure that they are a great fit.

Q: How do draw schedules work?
A: Lenders don’t want to pay for work that isn’t done yet. If it’s a big job and the contractor can’t complete it for some reason, the lending company will want to protect itself. Most lenders require that construction loans include a draw schedule that ensures they pay only for work that has been completed. For instance, if the foundation and framing are budgeted at $200,000, the check issued at the completion of framing cannot bring the total amount paid to that point to more than $200,000. A good draw schedule protects the lender and homeowner—and it will be welcomed by a professional builder who does work on time and on budget.
